Application Process:

1. Complete your part of the Application as the applicant for tenancy.

2. Give the Co-Signer pages of the Application to the person who is agreeing to pay your rent in the event that you are unable to do so. Co-Signers must sign the document in front of a Notary unless they sign the document in front of one of our staff members in our office.

3. Mail or bring both parts of the application to our office. The parts may be mailed separately, but be sure to have the co-signer put your name on the application for identification. Our mailing address is:

Office: The Oaks at Spring Garden, 2119 - A Spring Garden Street, Greensboro, NC 27403

4. Pay $35 for the applicant and $35 for the co-signer. We accept VISA and MASTER cards, checks and money orders for the application. We will process each part as follows: We have a criminal record check run on the applicant and a credit report run for the co-signer. Usually, the application process can be completed within 2 business days, and sometimes the same day!

5. Once both parts are complete and accepted, the applicant for residency is called and accepted. (If the tenant is planning to pay the rent in advance, example with financial aid, or parents are paying in advance for the year, we can omit the credit report requirement for the co-signer.)

6. Once accepted, a $200 Administrative fee is paid to hold the room. The $200 Administrative fee is not refundable.

No additional application fees or administrative fees are charged as the resident renews their lease for the following year. Usually, current residents get to keep their current rent rate, if they renew during the posted renewal period.

There is NO SECURITY DEPOSIT!

“I just graduated and I just bought my first house! I saved the difference in costs of living here (at the Oaks) versus a regular apartment and put the money in the bank….that money was my down payment on the house.
